Usually, as long as enough wood remains above the tongue of each board. Many houses around the Upper Bluff and the streets close to downtown were floored in oak or maple generations ago, and some have already been sanded more than once. We lift a floor register or check a threshold to measure what is left before recommending anything. Where a wall was taken out or an old radiator removed, we can often weave in matching boards so the patch disappears once the whole room is refinished. Below grade, we steer most Joliet homeowners toward luxury vinyl plank, because solid hardwood should not be installed directly on a concrete slab below ground. Basements under Joliet's older homes, some of them on stone foundations, tend to run damper than the poured-concrete basements in the west-side subdivisions, so we check slab moisture before quoting any product. If the readings are high, we would rather tell you before the job than replace a buckled floor after it.

Most homes built on Joliet's west side in the 1990s and 2000s came with carpet over a plywood or OSB subfloor on the main level and the stairs.
